OUR STRATEGY
At Illuminate Capital, our main priority is stewardship of investor capital. With that in mind, our due diligence paradigm flows through our deal evaluation order of precedence. First, we look to ensure the fundamentals of the specific market has strong fundamentals (population growth, strong and diverse job market, projected rent growth, etc). After the market and sub-market analysis, we ensure due diligence on the operator or developer we are partnering with to ensure the operator / developer is someone who will be a good partner and co-steward of our investor’s capital. Finally, the asset class, specific asset, and the deal structure is analyzed as part of the due diligence process for the deal at the syndication of fund level.
